Is there ever a bad time to invest in rental properties? I am asked this question a lot and usually I reply that if you want shade from the sun, when is the best time to plant a tree? Today or 3 years from now?

I have always preached buying investment properties for the long term, keeping them in great shape which will ensure good tenants.

The following article in The National Post is well done and relates to my conviction that wise real estate investors are patient and understand that time, just like compound interest, is an amazing tool in building true wealth.

Komoka Real Estate Market May 2012

As of May 26, 2012 market for homes in Komoka in 2012 is different in that new home builds and re sale homes are skewing the market numbers.

For example, there were 9 sales so far this year, 7 being re sales and 2 new homes. The average selling price was $330,014 which was 97% of the asking price and these homes on average took 69 days to sell.

Today there are 28 active listings with 16 being new builts or to be built, leaving a good selection of 12 homes to choose from.

Activity has been strong in May and by all indications, June even better.

In 2011, 31 homes changed hands in Komoka with the average asking price of $347, 491 which actually sold for 97% of asking which was $338,543 and these were on the market for 48 days.

Komoka is less than 15 minutes west of London with easy access to Highways 402 and 401.
