Homes in Oakridge in London Ontario Sold Well!!

263 houses sold in this great family Oakridge neighbourhood of London Ontario in 2011 with the average selling price being  $301,882 and on average these houses were on the market for 46 days & sold for 98% of the asking price!

88 condos had changed hands, taking 45 days to sell at an average price of $207,835.

With both houses and condos selling for 98-99% of asking price proves that the London Real Estate Market is stable and real estate prices remain one of the lowest in Ontario.

Oakridge is still sought after because of its location to some of the best schools in London, wide streets, mature trees and larger lots.

Whether buying or selling real estate in London, being prepared with facts, not opinions will ensure you can have the best of both worlds.

Quickest Way To Sell Your Oakridge Home

Quickest Way to Get Your Oakridge House or Condo Noticed When Selling?

One of the biggest downfalls I see when marketing a house or condo for sale in London Ontario is that most real estate companies think that if they do the following:

  • Put a sign out front
  • Put your home on MLS
  • Maybe make up some feature sheets
  • Maybe run an ad with their picture larger than your home

Well, in this day of wise and intelligent consumers, you need quick, thorough exposure to all markets, not only on the web but WEB 2 areas as well.

Below are 2 neighbourhoods that I have exposed to buyers through a multiple of efforts and as you can see, you get exposure. This is only 1 of 93 steps that I take when marketing your property.

Now you know why our results are huge. And not only that, I emphasize the real in real estate.

Sifton Bog

Sifton Bog Environmentally Significant Area (ESA) is located on the south side of Oxford Street, west of Hyde Park Road. Parking is available at the main entrance on Oxford Street.

The main feature of this 40-ha public site is the floating acid peat bog and associated boreal plant life. Deciduous swamp and upland forest surround the bog, providing a sharp contrast between the northern (boreal) and southern (Carolinian) vegetation types.

Trails

The map shows the variety of trails within this site, totaling 2.5 km. A 370-metre long boardwalk leads from the parking lot at Oxford Street to Redmond’s Pond at the centre of the bog, where there is a viewing platform. Most of the trails are easy to walk, but there are a couple of short hills. The managed trails are marked with yellow blazes. Please stay on the blazed trails to protect the sensitive environment.

Bog Formation

The bog is a product of glaciation. As the last ice sheet melted 13,000 years ago, a large block of ice broke off and settled in the glacial till (sand and gravel). When the block melted it left a kettle lake, cut off from any watercourses. Sedges, mosses and other plants gradually colonized the margins of the lake. Due to the cool, oxygen-poor conditions, when dead plants sank to the bottom, they did not break down fully, but became compressed as peat.

In time, the accumulating peat formed a semi-floating mat that crept from the outer edges of the bog towards the open water at the centre. As the mat became consolidated, Sphagnum mosses, heath plants and spruce trees grew on the drier hummocks
